North Star Charter School, a public charter school in Eagle, Idaho, partnered with IAG for counsel on land acquisition for a new facility and to examine financing options. IAG Case Study #2
Situation – A large, national TIC syndicator and real estate investment business was under a four-week due diligence deadline for five new commercial assets, including one 200-unit multi-family property, and they were short staffed to accomplish their goal of full due diligence in the suitability period.

Investment Analytics Group’s (IAG) Approach – For this situation, IAG proposed a comprehensive due diligence analysis for the client, including site visits, tenant interviews, comprehensive lease analysis, creating Argus files, and additional financial modeling. Given the scale of each property, the total number of tenants, and the value of the purchase, IAG proposed undertaking full management of the due diligence process on behalf of the client through closing.

Results – Investment Analytics Group (IAG) was able to accomplish a thorough analysis for the client, well within the required timeline and provided an in-depth Excel workbook of data, assumptions, tenant and lease variables, and a ten-year financial model for each property. The data was used by the client for their final purchase and IAG assisted the client through the contract and closing steps of this large portfolio deal.

IAG Case Study
Situation – We were approached by a Charter School desiring to expand its enrollment and footprint by seeking new facilities and financing options. The client had no particular expertise in new project development, nor the financing arrangement and expenses clearly thought out. Furthermore, the client had not identified an adequate land asset for their project.

Investment Analytics Group’s (IAG) Approach – After initially analyzing the school’s chart and financial records, concurrent with a needs analysis, IAG proposed and initial development outline and road map for the client which included recommendations for financing alternatives, land acquisition, and design-build management. Investment Analytics Group (IAG) also built and Excel workbook which would allow the client to analyze different market variables and assumptions to determine total costs to develop and finance the project in their market area.

Results – IAG provided specific recommendations for an approach to land acquisition, financing alternatives (both equity and debt facilities), and trained the school’s board and principal on the uses of the Excel tools to help them build a financial model for the overall project.
